A General Outline for Commercial Construction can be seen below:
This document is intended as a general outlineof what will be needed for your commercial construction project. Whether you are constructing, remodeling or adding on to a business within the city limits of Natalia, you must obtain permits. Signs, fences and underground sprinklers require permits too. All permits, inspections of permitted work and certificates have fees associated with them. Fees must be paid at time of document submissions. Work such as but not limited to electrical, plumbing and mechanical work have permits, inspections and fees also.

The following are applications and documents that need to beread and, if necessary, completed by you and your contractor. Forms, applications and certificates are bold and underlined. Note: All permit documentsand fees are collected by the City of Natalia. Documents are verified to be complete and are then issued to a third-party agency for plan review, permit issuance and inspection process. They will contact the Applicant(s) or Contractor(s) if revisions or clarifications are needed.

Commercial Permit Application - This applicationasks for basic contact information about you and your contractors. Application also asks for your businessproperty address, your zoning district, scope of work, whether you are in a floodplain, square footage of structure and valuation. See Schedule, Exhibit B.

Floodplain - floodplaininfo may be viewed on the Medina County Appraisal District website. Valuation- estimated total cost of building construction and design fees, including electric, mechanical, plumbing and permanently fixed equipment. Does not include land price or site development costs.

Commercial Permit Submittal Requirements - Thisform details what plans, drawings and reports are needed and number of copies
to submit for review. Construction documents must be submitted along with completed Commercial Permit Application form. An approved plat and site plan must be obtained prior to permit release.

Commercial New/Remodel Building Requirements -This document lists Natalia’s adopted building codes that regulate your construction project. It has information about permits, fees and plan reviews. It lists contractor requirements, inspection information and construction site rules. See International Building Standards and Codes for amendments.

Contractor Registration Form - This form mustbe completed by all contractors. All contractors must register with the City of Natalia before beginning work. They must provide driver’s license, liability insurance and state license copies.

Application for Utility Services - The City ofNatalia does not build electric meter loops or install your electric service lines; however, we do verify certain information to the local service provider. Please contact us for more information. We do not install your water or sewer service lines on your property. We do make the water/sewer connections to ourlines and set the meter just outside the property line. Please ensure your
property lines are pinned and located to determine proper placement.

Please review Natalia’s Zoning Ordinance for zoningregulations, setbacks and definitions. These are in accordance with our ComprehensiveMaster Plan and Natalia’s zoning map may be viewed under that plan. Completeany necessary forms that may apply to your situation, such as a Certificateof Occupancy Form.
